What Vantage can actually do today, read out of the codebase rather than the sales deck. Built to settle one question without asking a developer: do we already have this?
This is an inventory, not a roadmap. Everything listed exists in the code today. Nothing here is a commitment about what's coming. The forward-looking roadmap is a separate thing and it has been vetoed twice.
Shipped ≠ enabled. Vantage is per-tenant configured. A feature can be fully built and still be dark for the client you're talking to. This list answers "does this exist anywhere", not "does this client have it". Good enough to redirect a request — not good enough to promise anyone anything.
Some of this was never meant to ship. Rows marked hack or uncertain were built for one customer and haven't been generalised. Do not pitch them. They're listed so you know they exist, not so you can sell them.
Everything marked shippable is generic and works for any tenant. That's the fixed feature set. If it isn't on this page, the honest answer on a call is "not today" — not "we can build that for you".
Type the request into the box below. A hit means it exists and the conversation is about enabling it, not building it. A miss — check Known gaps at the bottom before it goes to dev.
What the inspector does on the job. This is the part of the product no competitor demo survives.
| Feature | What it does | Availability | Status |
|---|---|---|---|
| Offline-first capture | Everything saves to the device first. Works in a basement with no signal; syncs itself when the phone gets back in range. | Always on | shippable |
| Four capture modes | Text, voice memo, photos, and AI Walkabout — the inspector picks whichever suits the moment, all in one inspection. | Always on | shippable |
| Voice memo + transcription | Record a note out loud; it's transcribed automatically and AI pulls structured findings out of it. | Always on | shippable |
| AI Walkabout | Narrate continuously while walking a section, taking photos as you go. AI splits one session into multiple separate findings, each tied to its photo. | Always on | shippable |
| Photo annotation | Draw arrows and pen markup straight onto a photo on the phone, before it ever reaches the report. | Always on | shippable |
| AI defect suggestion from photo | Take a photo and AI proposes the matching defect from the client's own library. Inspector taps to accept or reject. | Per report type — defect_library_mode | config-gated |
| Manual defect search | Search the client's defect library by hand when the AI suggestion isn't right. | Always on | shippable |
| Free-text custom finding | Write a finding from scratch when nothing in the library fits. No inspector is ever blocked by the template. | Always on | shippable |
| Coverage checklist | Each section shows the components it's expected to cover, so nothing is silently missed on site. | Per report type | shippable |
| Condition ratings | Severity on every finding — satisfactory, not applicable, safety hazard, minor defect, major defect. The set itself is configurable per client. | Per report type | shippable |
| Room & area tagging | Findings get tagged to a room or area — set manually, pre-seeded, or inferred by AI from the narration. | Per report type | shippable |
| Follow-up findings | Add a later note against an existing finding; the two stay linked in the report rather than appearing as duplicates. | Always on | shippable |
| Custom fields per section | Client-defined questions — dropdowns, text, multi-select — rendered to the inspector inside the relevant section. | Per report type | shippable |
| Baseline coverage comments | Mark an item as inspected-and-fine by narration alone, without forcing a discrete observation for every good component. | Per report type — coverage_item_default_comments_enabled | config-gated |
| Setup capture | Client and site details captured before any section starts. No required fields — tap Create and go. | Always on | shippable |
| Triage inbox | Anything AI couldn't confidently file lands in an inbox for the inspector to assign, rather than being dropped or guessed at. | Always on | shippable |
| Live AI results on device | Transcription and extraction results appear on the phone the moment they're ready — no manual refresh, no waiting until the office. | Always on | shippable |
| Location picker | Curated location list with a free-text "other" escape hatch. Note: the list is fixed in the app, not configured per client. | Always on — not per-client | shippable |
| Same-day bug fixes | Most mobile fixes ship over the air within a day, no app-store review. Caveat below — don't promise this universally. | Always on | see caveat |
What happens between the site visit and the finished report. This is where the inspector's afternoon gets shorter, which is the actual sale.
| Feature | What it does | Availability | Status |
|---|---|---|---|
| Review workspace | Review and edit every AI-extracted finding, reorganise sections and groups, move captures between sections. AI writes the first draft; the inspector stays in control of it. | Always on | shippable |
| Evidence trail on every field | Click any line in the report and see the exact voice memo, photo or note on site that produced it — and edit it inline. The answer to "where did this come from" is one click, not a phone call. | Always on | shippable |
| Photo tools + AI matching | Rotate, annotate, caption and reorder photos, set cover shots — and AI proposes which photo belongs to which finding, so nobody sorts a hundred images by hand. | Always on; captions and hero photos are per-report-type toggles | shippable |
| Section & inspection summaries | Narrative summary per section or across the whole inspection, AI-drafted or written by hand. | Always on | shippable |
| Client preview with AI chat | Preview link where the end customer can ask questions about their own report. The interface is built and wired in, but no backing service was found — treat as unverified and do not demo it until someone confirms it responds. | Unconfirmed | uncertain |
How a client's report gets shaped. This is where "tailored" is real — and it's configuration, not custom development.
| Feature | What it does | Availability | Status |
|---|---|---|---|
| Custom report templates | Clients define their own sections, coverage groups, coverage items and observation templates. Their report structure, not ours. | Per client — built at onboarding | shippable |
| Configurable rating scales | Clients set their own condition and conclusion rating vocabulary, and choose which ratings apply to which sections. | Per client | shippable |
| Report panels & custom fields | Structured data panels and bespoke fields on the report beyond the standard observation shape. | Per client | shippable |
| Phrase libraries | Reusable canned wording inspectors drop into reports — keeps language consistent across a whole team. | Per client | shippable |
| Starter template on signup | New orgs land on a working example report structure instead of a blank screen. Generic and archetype-driven. | At org creation | shippable |
| AI photo captions | AI writes the caption under each report photo. Toggle per report type. | Per report type — toggle | config-gated |
| Featured photos | Pick hero photos to lead a section or the report. Toggle per report type. | Per report type — toggle | config-gated |
| Section reordering | Drag report sections into the order the client wants. | Per org — super-admin grant | config-gated |
| Report preview | See the report before finalising it. Currently a single global switch, not per-client. | Platform-wide flag | config-gated |
The deliverable the client's own customer actually receives.
| Feature | What it does | Availability | Status |
|---|---|---|---|
| Bespoke report rendering | We rebuild a client's existing report format rather than forcing them onto ours. 21 client formats built to date, spanning ~20 distinct report types — pre-purchase, pre-listing, timber pest, thermography, monolithic cladding, roofing assessment, water ingress, NZS 4306 residential, building survey. | Per client — built at onboarding | shippable |
| Organisation branding | Logo and colours applied throughout the report. Clients can hold several named brand profiles and pick per job. | Per client | shippable |
| Client-facing report delivery | Report goes to the end customer as a secure tokenised link — viewable and downloadable with no login and no account. | Always on | shippable |
| Branded report-ready email | The "your report is ready" email carries the client's own branding, not ours. | Uses org branding | shippable |
| Inspector signatures | Staff upload a signature image that appears on their reports. | Always on | shippable |
A separate billed product, not part of the inspection subscription. Check what the client is actually paying for before demoing any of it.
| Feature | What it does | Availability | Status |
|---|---|---|---|
| Quoter | Line-item quoting tied to a site visit, with versioning and an approval workflow — and a priced quote can be converted straight into a full inspection. | Separate product — own billing gate | config-gated |
| Live voice quoting | Narrate a quote while walking the job; audio uploads live and AI proposes priced line items in near real time. | Per report type — quote_mode_enabled | config-gated |
| On-device price book | The client's priced catalogue cached on the phone, so quoting works offline too. | Per client catalogue | shippable |
| Shared catalogue templates | Clients subscribe to shared pricing catalogues and can customise or hide individual items. | Per client | shippable |
| Quote calculator & final check | Subtotal, GST and total computed automatically, with a pre-send check that every line is priced and terms are set. | Per client — tax mode, currency, terms | shippable |
| Photo evidence on quote lines | Attach the photo that justifies a line item, so the customer can see what they're paying for. | Within Quoter | shippable |
| Quote sharing | Download the finalised quote and send it straight from the phone's share sheet. | Within Quoter | shippable |
| Commercial terms profile | Org-level default payment terms and commercial wording applied to every quote. | Per client | shippable |
| Quoter self-signup | Standalone signup and checkout for Quoter, including promo codes. | Product-level | shippable |
The self-serve surface. Relevant to onboarding conversations about how much hand-holding a client actually needs.
| Feature | What it does | Availability | Status |
|---|---|---|---|
| Self-serve signup | Public signup → email verification → plan selection → checkout, without us touching it. | Always on | shippable |
| Self-serve billing | Stripe checkout, billing portal, seat count changes, cancel and resume — all client-driven. | Always on | shippable |
| Team management | Invite and manage team members, assign admin rights, reset passwords, upload staff signatures. | Always on | shippable |
| Property / tenancy tracking | Track rental properties against an org — create, edit, archive. Only appears if the client's report type supports it. | Gated on report type | config-gated |
| In-app bug reporting | Users send a screenshot plus device details from anywhere in the mobile app; it lands in our triage queue. | Always on | shippable |
| Dark mode | Light/dark theme in the web portal. Not available in the mobile app. | Portal only — user preference | shippable |
| Bot protection | Cloudflare Turnstile on public signup and contact forms. | Always on | shippable |
| Marketing site | Public site with dedicated landing pages for building inspections, property management and roofers. | Always on | shippable |
Real, working, and ours. Listed only so nobody mistakes a staff tool for a customer feature on a screen share.

Built for one customer and never generalised. Nobody should pitch these until someone decides whether they become real features or stay where they are. The mobile three are the interesting case: the mechanism underneath is generic — only the switch deciding who sees it is hardcoded to one client's name.
| Feature | What it is, and what it'd take | Built for | Status |
|---|---|---|---|
| Obstructions & limitations wizard | Dedicated flow for recording what blocked access to an area, in the client's own vocabulary — distinct from recording a defect. Generic underneath; gated on a hardcoded client name. | Nest Group / Hills District | hack |
| Section questionnaires | Structured Q&A panel inside a section that feeds straight into the PDF. Schema is generic; only wired up for one client today. | Nest Group / Hills District | hack |
| Conclusion ratings | End-of-inspection rating categories plus narrative, feeding the report conclusion. Same hardcoded gate as the two above. | Nest Group / Hills District | hack |
| Section-wide photo browsing | Tapping a photo opens every photo in that section rather than just the one capture's. Gated on one client's name. | Cityline IR | hack |
| Client-named report widgets | Seven components named after specific clients sit directly inside the shared report viewer — site ratings, front matter, moisture detection, custom observation rows. Each renders a bespoke block for one customer. Also breaks the repo's own rule that shared viewer code holds only cross-client pieces, so this pile grows with every onboarding until someone stops it. | BT Advisory, WUHI, Cityline IR, Ascert, Hydromedia, ABI | hack |
| Notes library | Editable library of standard notes. The code itself says it's scoped to one org because the data only exists there. | WUHI | hack |
| Defect-library debug console | Internal debugging surface for one client's specific AI extraction mode. | HDBI | hack |
| One-shot org seeder | Hardcoded script that builds one client's entire org and report tree from constants. A migration tool, not a feature. | RBIM | hack |
| PDF comparison harness | Dev-only page comparing our rendered PDF against the source, pixel by pixel, during onboarding. Marked in code as not production. | CheckHome | hack |
| Report-type section defaults | Hardcoded checklist defaults keyed to two report-type slugs. Could be archetype-level and fine, or client-specific and not — needs a human to say which. | Unclear | uncertain |
| Multi-target draft fields | Shared draft editing across multiple report targets. Exists in the code; couldn't confirm what user-facing behaviour it produces. | Unclear | uncertain |
Looked for specifically, not there. If a prospect asks for one of these, the answer today is no — and that's a cleaner answer than a maybe that turns into six weeks of onboarding.
